Why bathroom tile cracks on Dallas slab foundations, and how to stop it happening again

Cracked floor tile in a Dallas bathroom is usually not bad tile. It is the slab underneath moving, and new tile laid the same way will crack the same way.

Quick answer

Bathroom tile cracks on Dallas slabs because the slab moves: the Blackland clay under it swells when wet and shrinks in drought, and tile bonded directly to concrete cracks along with any crack in the slab. Setting new tile over an uncoupling membrane, leaving movement joints at the edges and fixing any under-slab leak first stops most repeat cracking.

It starts under the slab

Dallas County sits on the Blackland Prairie, a band of expansive black clay that swells when it is wet and shrinks when it dries. Hot, dry summers pull the clay away from foundations, and wet periods swell it back. A slab foundation rides on top of that movement, and over the years it flexes and develops hairline cracks.

Tile is hard and brittle. When it is bonded directly to a concrete slab, any crack or movement in the slab is transferred straight into the tile above it, and it shows up as a crack running across several tiles in a line, often from a doorway or the edge of the shower.

Reading the crack

Where and how tile cracks tells you a lot about the cause. A straight crack running across several tiles usually follows a crack in the slab. A single cracked tile near a wall can come from tile laid tight against the wall with no room to move. Cracked or hollow-sounding tiles around a toilet or tub often point to a slow leak softening the setting bed or, on wood subfloors, the subfloor itself.

Plumbing leaks under a slab are also a common trigger for foundation movement in Dallas, so a new crack near a shower or toilet, especially with a damp grout line, is worth checking for a leak before anything else.

  • Straight line across tiles: slab crack below
  • Cracks at walls and edges: no movement gap
  • Hollow or loose tiles: lost bond or a leak
  • Damp grout near a fixture: check for a leak first

How tile is set to survive movement

The fix is to stop the slab's movement reaching the tile. An uncoupling membrane, a thin plastic or composite layer bonded to the slab with the tile set on top, lets the slab shift slightly without cracking the tile. Over a known crack in the slab, a crack-isolation membrane does a similar job.

Tile also needs room at its edges. A soft movement joint, usually a flexible sealant rather than grout, at the walls, the tub and the shower curb lets the floor expand and contract. Tile laid tight to the walls with hard grout everywhere has nowhere to go and cracks first at the edges.

Large-format tile needs a flat floor. A slab that has moved is often uneven, and setting large tiles over high and low spots leaves hollow areas that crack under load, so the floor is leveled first.

When it is the foundation, not the floor

Most cracked bathroom tile is a tile installation problem that a better installation fixes. But wide cracks, doors that start sticking, cracks in drywall corners and gaps opening at baseboards all point to more foundation movement than a membrane can handle. In that case, have the foundation assessed before retiling, or the new floor will follow the slab.

Repair or replace

A few cracked tiles over a stable floor can sometimes be replaced individually, if matching tile is available. A line of cracks following a slab crack usually means taking up the floor in that area, treating the crack and resetting the tile over a membrane. If the floor is being replaced anyway, it is the time to fix the setting method for good. Our tile installation and tile and grout repair pages cover both.
