Half bath and powder room remodels in Dallas, finished in days
No tub, no shower, no pan to flood-test: a half bath is the fastest room in the house to change, and the one every guest walks into.

A half bath remodel in Dallas replaces the vanity or pedestal sink, toilet, flooring, mirror, lighting and wall finish in a room with no tub or shower, usually three to six working days. Because there is no wet area to waterproof and nothing moves, a same-layout half bath needs no permit, which keeps both schedule and budget tight.
What a half bath remodel changes, and why it goes quickly
A half bath is a toilet, a sink and about 20 square feet of floor. Without a shower there is no pan, no membrane and no flood test, so the job is mostly finish work done in the right order.
The usual Dallas powder room has a 1990s pedestal sink with nowhere to put anything, a builder toilet and a vinyl floor lifting at the flange. We pull all three, check the flange and subfloor, then set the new floor under the toilet rather than around it.
Small rooms take bolder finishes well: a patterned floor tile, a wallpaper or panel wall, a statement mirror and a pair of sconces change the room more than any fixture.

The three half bath jobs we do most
Powder Room Refresh
A refresh keeps the plumbing where it is and replaces every surface: floor tile, baseboard, vanity, faucet, toilet, mirror, lighting and paint or wallcovering. The toilet flange is reset at the new floor height so the seal is right, and the supply stops are replaced while the fixtures are off. Most refreshes run three to five working days, and the room is usable every evening except the day the floor is set and grouted. Nothing about the layout or the plumbing changes.

Under-Stair Half Bath
Half baths tucked under a staircase have a sloped ceiling and very little headroom at one end. We place the toilet where standing height allows, choose a shallow or corner sink for the tight end, and use a wall-mounted light instead of a ceiling fixture that would sit in the way. Ventilation matters more here than anywhere, because these rooms rarely have a window; a quiet fan ducted outside keeps the paint, the mirror and the stair framing dry over the years.

Pedestal Sink to Vanity Swap
Swapping a pedestal for a vanity adds storage, but the supply and drain lines were set for a pedestal, usually high and centered. A narrow vanity often needs the drain arm lowered or shifted inside the wall and the supply stops moved so the drawers clear them. We open the wall behind the old sink, adjust the lines, patch and paint, then set the vanity and top. A floating vanity keeps more of the floor visible and the room feeling larger.

What moves the price of a half bath
A half bath is small enough that a few choices decide the budget.
Vanity or pedestal
A floating vanity with a stone top costs more than a stock cabinet or new pedestal.
Moving lines for a vanity
Lowering a drain arm or shifting supplies adds a wall patch.
Floor tile
Patterned cement-look or mosaic tile takes longer to set than a large plain porcelain.
Wall finish
Paint is the cheapest; wallpaper, panelling or wainscot tile add labor.
Lighting
New sconce boxes need an electrical permit; swapping a fixture on an existing box does not.
Toilet type
A comfort-height two-piece and a wall-hung toilet with a carrier are far apart.
Why so many Dallas powder rooms look the same
The average Dallas home dates to around 1990, which is exactly the era of the pedestal sink, the almond toilet and the sheet vinyl floor in the downstairs half bath. That makes powder rooms one of the most predictable remodels in the city: we know what is behind the wall before we open it. Dallas remodel labor runs above the Texas average, so a half bath is where the budget goes furthest.

Doing a powder room yourself versus having us do it
| Task | Doing it yourself | Having us do it |
|---|---|---|
| Paint and mirror | Very doable on a weekend | Included, done after fixtures |
| Faucet swap | Doable with the right stops | Stops replaced at the same time |
| Toilet reset | Easy to get the flange height wrong on new tile | Flange set to the finished floor |
| Moving a drain arm | Means opening the wall and matching slope | Adjusted and tested before patching |
| New light boxes | Needs a Dallas electrical permit | Permitted and inspected |
