Tile and Grout Repair in Dallas: finished bathroom by D&T Contractor Services
Quick answer

Tile and grout repair in Dallas means cutting out failed grout and caulk, regrouting and resealing, and replacing cracked or loose tiles without retiling the whole room. It is the preventive fix that keeps water out of the wall and subfloor. Most repairs take a day, plus cure time before the shower is used.

Small joints, big consequences

Why grout and caulk fail, and why it matters

Grout is not waterproof on its own and caulk does not last forever. Over years, grout erodes, cracks where the surface moves, and lets water sit behind the tile. Caulk at the tub, curb and corners shrinks, splits and peels.

The repair is straightforward when it is caught early: remove the failed material, let the joint dry, fill it properly and seal it. Left alone, the same crack wets the board behind the tile and eventually the framing or subfloor.

We also look for the reason. Grout that cracks along one line again and again is following movement in the floor or wall, and regrouting without addressing that only buys time.

What the job covers

The three repairs we do most

Regrouting a Shower

Regrouting removes the old grout to a consistent depth with an oscillating tool or grout saw, without chipping tile edges, then vacuums and cleans the joints. New grout is packed in, tooled and cleaned off the face, and cement grout is sealed once cured. Where joints change plane, at inside corners and where the wall meets the floor or tub, we use silicone instead of grout, because those joints move and grout cracks there. A regrouted shower looks close to new and resists water again.

Recaulking Tubs, Curbs and Corners

Caulk is the movement joint of a bathroom. When it splits or pulls away from the tub, water runs straight behind the surround. We cut out every trace of the old caulk, clean off soap residue and mildew, dry the joint completely, and apply a bathroom-grade silicone in a continuous bead. Filling a tub with water before caulking lets the joint cure at its widest point so it does not tear the first time the tub is used. The shower stays out of use until it cures.

Cracked and Loose Tile Replacement

A single cracked or hollow-sounding tile can usually be replaced without disturbing its neighbors. We cut out the grout around it, break out the damaged tile from the center, scrape the old thinset flat, check the substrate underneath, and set a new tile with full coverage. The tricky part is matching: we check for spare tiles left from the original job first, then match size and color as closely as possible. A crack running across several tiles means the floor underneath needs attention first.

Why grout keeps cracking in some Dallas homes

Around Dallas

The Blackland clay around Dallas is classed as a cracking clay, one that shrinks and swells enough to damage foundations, and some new homes in Irving are built on raised slab systems for that reason. Inside a bathroom, that movement shows up as a grout line that cracks in the same place every season. Regrouting it fixes the leak path; if the crack keeps returning, the next step is a flexible joint or looking at the floor itself.

Signs your tile or grout needs repair

  • Cracked grout lines

Hairline or open cracks between tiles, especially in the shower.

What moves the price

What decides the cost of a tile and grout repair

Small repairs are priced by the area and what is found behind the tile.

  • Area

One shower wall costs less than a full shower and floor.

  • Grout type

Epoxy or urethane grout costs more than cement grout.

  • Tile match

Finding a matching tile can take time; a close match may be the best option.

  • Damage behind

Soft board or wet subfloor turns a repair into a partial rebuild.

  • Access

Tiles behind fixtures may need the fixture removed.

  • Sealing

Sealing cement grout adds a return visit after cure.
